About MOVINORTH LTD

Our website is now fully operational with listings and background related to our launch areas with York postcard background having been loaded in March. We have written over 1,000 content sections and are currently seeking to secure partnerships with mortgage providers, conveyancing, and surveyors in addition to internet and High Street estate agents.

Our Website has 2 Propositions

The first proposition is to Estate Agents and New Home Developers enabling them to market their properties, services and consumer benefits within a regional environment - the Yorkshire, Tyne-Tees and Granada television areas (25% of UK with a potential revenue value of £52m). In our unique format generates many additional income streams through support services using the website as a marketing tool. Low monthly fees and a unique pricing structure makes our proposition attractive to High Street Estate Agents who are having their margins squeezed by On-line competition 

Movinorth’s second proposition provides the consumer with a comprehensive sale/rental property search tool together with a unique area overview covering the 14 most important relocation criteria for every postcode and micro area – written in a consumer friendly, informative and interesting way and which is not available through any existing national portals. Local provenance is ‘sexy’ at the moment and we will be positioned and perceived as the regional experts

To provide property professionals and ancillary service providers with a more cost effect marketing tool and response generating mechanism than is currently available whilst maintaining the services and professionalism of national players in the market

To provide those consumers searching for a new home to buy or rent, with a more user friendly, simple and concise property search tool, whilst supplying comprehensive area data invaluable in making the correct decision as to where to live. Information which is not available on national portals and which estate agents seem reluctant or unable to research

 

The Objective

To build a Northern Powerhouse brand renowned for it’s in depth coverage, independence and value and one specified by property vendors and purchasers to estate agents as their marketing vehicle of choice

 

Our Unique Regionality Will Ensure

  • More cost effective entry point for agents and services thus reducing their overheads and costs
  • A more comprehensive and informative portal than currently available to the consumer generating higher website traffic and visitation
  • A larger share of promotional voice through lower regional promotional costs
  • Regionality enables Movinorth to include a plethora of added value information which enhances the user experience and makes the site the first point of reference for anyone looking for a new home. It would be almost impossible to duplicate the model nationally
  • Area Demographics, Schools, Restaurants, Solicitors, Transport Links, Places of Worship, Shopping, General Area Background, Sport, The Arts and Local Attractions will all be included
  • Not only will this enhance the user experience but will generate valuable advertising income but we never lose sight of our core business that of being a property portal first and foremost

 

Distribution

The main driver of revenue is the numbers of estate agents who trust Movinorth with an element of their marketing/promotional spend. We incentivise our prime client hit list to test the portal whilst our impactful and memorable promotional platform drives site visitation. In addition revenue is maximised through advertising opportunities to ancillary services

 

Franchise Opportunity

We believe it would be difficult to replicate the model on a national basis, having said this we feel that there is huge potential in franchising the model on a regional basis thus potentially developing further profitable income streams

Movinorth would have a low monthly unlimited listing cost and charge a fixed fee per branch regardless of listing numbers. Movinorth would charge £400 per month (£4,800 per annum) compared to national competitors at £995 per month

 

Brand Awareness & Consumer Engagement

Through impactful, memorable and instantly recognisable advertising activity plus a unique service offering to the consumer seeking to relocate. In addition, we run a competition in which the user can win 12 months mortgage payments. Our business plan incorporates a marketing budget which maintains a £10m national equivalent marketing spend providing the largest share of voice in our marketing area

 

KEY VOLUMETRIX & FINANCIALS

 

Total Yorkshire Region

  • This area constitutes some 10% of households in the UK
  • We estimate that Yorkshire has a maximum revenue potential in excess of £17m

Tyne-Tees

  •  The North East area constitutes 5% of the UK and has a potential turnover of circa £7.8m 

Granada Area

  • Granada – containing the large metropolitan areas of Manchester and Liverpool would equate to 11% of the UK
  • We believe this area has a potential revenue stream of £13.6m

We project Movinorth will reach breakeven on a monthly run rate by June 2017 with a turnover £617k and trading profits of circa £125k (20%) in the fiscal year ended December 2017
